Ghosts Season 5 Episode 18 brought major drama to Woodstone Mansion on April 30, 2026. The episode, called “Under New Management,” showed Trevor thinking about selling out Sam and Jay for money. At the same time, Sass got a visit from Joan, the ghost girlfriend who left him without any warning.
The CBS comedy keeps getting closer to its Season 5 finale on May 21, and this episode turned up the heat. Mayor Tad, who now owns 55 percent of Woodstone after the last episode, lost his political job because of a public scandal. With nothing else to do, he put all his energy into changing Jay’s restaurant into something completely different.
Trevor Considers Betraying Sam and Jay for a Quick Payday
Tad came to Sam and Jay with a plan to turn Mahesh, Jay’s fine dining restaurant, into a “breastaurant” like Hooters. He wanted to call it ‘Mountains of the Valley’. Sam did not worry at first because she knew Trevor had bought that domain name years ago. She thought he would never sell it to Tad.
But Trevor surprised everyone. He told Sam he needed to think about the offer. Later, he talked to Thorfinn and admitted he believed Sam and Jay would never make the B&B successful. Selling the name to Tad could make him a lot of money and leave behind something that lasts forever. “While Sam and Jay will die one day, ‘Mountains of the Valley’ will stand tall as his legacy,” the episode showed him explaining.
“I think there’s a larger kind of existential human thing about grappling with mortality,” Asher Grodman, who plays Trevor, told TV Insider about his character’s decision. He also said, “You could argue that maybe you shouldn’t stake your financial future on a pantless ghost with impulse control issues.”
Trevor seemed ready to betray the couple who let him stay in their home. That changed when he overheard Jay leaving a sad voicemail for his father. Jay told his dad he might have to change the restaurant’s name to save the business. Trevor knows how hard Jay’s relationship is with his father, and that phone call made him remember he actually cares about the couple.
By the end of the episode, Trevor decided not to sell the domain to Tad. But the trouble did not stop there. Sam joked about another name for the restaurant, and Tad liked that idea a lot. That means Sam and Jay’s problems are far from finished.
Joan Returns and Finds Out About Sass’ Secret Relationship
The second big story in Ghosts Season 5 Episode 18 brought back Joan, the smart and funny screenwriter ghost from the 1940s who can leave the Woodstone property just like Pete. She had left Sass without any explanation before, which is why fans call it her “ghosting” him.
When Joan came back, she and Sass had a sweet reunion. But she figured out very quickly that Sass had been with someone else while she was gone. The clue? He had gotten better at sex. Joan learned that Sass had been hooking up with Bela, Jay’s sister, inside her dreams.
Sass expected Joan to get angry at him. But she did the opposite. Joan was happy that Bela kept Sass busy while she was away. She even made Sass go into Bela’s dream to thank her. Bela said it was “my pleasure” but added that “the first two times were tough”.
The return of Joan gave fans a fun subplot that mixed comedy with real feelings. Sass and Joan have great chemistry together, and her comeback adds more questions about where their relationship goes from here.

Ghosts Season 5 only has a few episodes left before the May 21 finale. Trevor’s near-betrayal shows that even the ghosts who seem like friends can put their own wants first. Asher Grodman explained that Trevor thinks about his legacy because he is the ghost who came closest to actually living a full life.

The show also reminded viewers that Tad is not going away easily. He still owns more than half of Woodstone, and he still wants to change Jay’s restaurant into something Jay never wanted. The couple will have to find a way to get back control of their business before Tad ruins everything they built.
