The agents of The Oppenheim Group are back, and the new season starts with more money and more drama. The ninth season of Selling Sunset premiered on Netflix on October 29, 2025, picking up right where the last season’s conflicts left off. The office is divided, a massive new listing is on the table, and a tense confrontation between two agents finally comes to a head.
The Office Is Divided
As the season opens, the fallout from Season 8 continues to create a split within the brokerage. Jason Oppenheim is pushing for unity, but he is immediately frustrated by the clear divisions. During an office meeting, Jason noticed the absence of Chrishell Stause, Emma Hernan, and Chelsea Lazkani. He expressed his desire for the team to move past their drama and work together again.
Meanwhile, Chrishell and Mary Fitzgerald met outside the office to discuss the ongoing tension. Mary relayed Jason’s frustrations, but Chrishell pointed out that the conflict with fellow agent Nicole Young was a primary reason for the fractured dynamic, feeling that Jason had not fully addressed the root of the problem.
Bre’s Big $16 Million Deal
While interpersonal conflicts simmered, the business of luxury real estate continued. Bre Tiesi pursued a major potential deal, meeting with an agent named Sweeney to discuss a new listing. After touring the property, they negotiated the commission structure. Sweeney initially proposed a 70-30 split in his favor, but Bre pushed back. They eventually settled on a 60-40 split, putting Bre in line for a significant commission from the multi-million dollar property.
Emma and Nicole’s Explosive Meeting
A major story from the premiere was the long-awaited face-to-face conversation between Emma and Nicole. The tension stemmed from a rumor Nicole spread in the previous season, alleging that Emma had been involved with a married man. Nicole, sensing the ongoing hostility from her coworkers, sought to clear the air.
During their meeting at a restaurant, Nicole explained that she heard the information from Jennifer, who is Jason and Brett Oppenheim’s cousin. Nicole stated, “Jenniferโฆ Jason and Brett’s cousin came up to me at the new office opening party. And she said she had just confronted you about your involvement with her friend’s husband.” She defended her actions by emphasizing that Jennifer was a credible source she had known for years.
Emma presented her side of the story, explaining that the man in question was a client she was helping to find properties. She asserted that when she realized he wanted more than a professional relationship, she set clear boundaries.
“When I saw that he wanted more than that, I made my boundaries very clear,” Emma told Nicole. “You took it and you played it like, ‘Oh, Emma’s been dating a married man!’”
The discussion quickly escalated into a heated argument. Emma told Nicole she was an “awful person” for trying to damage her reputation. The conversation ended with Emma walking away, stating she didn’t want “that negative energy” around her. Their attempt at reconciliation had failed, leaving their conflict unresolved and setting the stage for more drama in the episodes to come.
New Additions and Ongoing Drama
This season also introduces a new face to the Oppenheim Group. Sandra Vergara, who is the cousin and adoptive sister of actress Sofรญa Vergara, joins the brokerage as a new agent. Vergara shared that she went into the experience without having watched the show, wanting a fresh perspective on her new colleagues. She described the O Group as “sharp, high energy, and full of people who are at the top of their game.”
Creator Adam DiVello confirmed that the new season picks up immediately after the events of Season 8. “There was a lot of strife in the office and a lot of hurt feelings,” DiVello said, “so we pick up and try to get past that as quickly as possible and into new stories.”
